Sendero Verde, an affordable housing development located in East Harlem, was completed in the spring of 2024 and created in partnership by Jonathan Rose Companies, L+M Partners and the Acacia Network. Spanning an entire city block, Sendero Verde not only serves more than 700 families in seven bands of income – ranging from recently homeless to middle income – it does so sustainably as the largest fully affordable facility in the world to meet Passive House standards. In addition to state-of-the-art amenities like a fitness center, a computer and study lounge and commercial space for neighborhood-serving retail, the campus also includes a Harlem Children’s Zone school, a Union Settlement Community Center, and will soon host an Acacia Arts Center. The outdoor space features a massive courtyard, amphitheater, children’s play area, community gardens, community art and more. Sendero is also an example of Jonathan Rose Companies’ “Rose Communities” model, which redefines buildings as hubs for holistic resident well-being and offers wrap-around resources proven to strengthen community and resident success. The physical aspects of Sendero, like the 90,000 square feet of community space, modern amenities, and publicly accessible courtyard, work in tandem with a robust social services program including a Resident Social Services director, occupational therapists, art and dance classes, housing specialists, and 24-hour security.
